Who we are

Can I Subdivide? is a free referral service operated by Nebula Ventures LLC, a company registered in the United States. Postal address: PMB 582, 3229 Greenpoint Ave, Long Island City NY 11101, USA. Email: hello@cansubdivide.com. We handle personal information in line with the Australian Privacy Principles in the Privacy Act 1988 (Cth).

What we collect

• The address or lot details you check, and the result shown to you.
• If you ask for help: your first name, email, optional mobile number, your goal and timing, plus the property and result you were looking at.
• A record of the consent wording you agreed to and when.
• Visit information: the page address, referring page, and advertising tags in the link you arrived from (such as UTM parameters or a Google click ID).
• Anonymous page events (for example, whether a lookup finished or which step of the form was reached) using a random per-visit ID, with no name or contact details.

We collect this directly from you through the site, and hold it electronically with the service providers listed below. We use it to show your result, pass your enquiry on if you ask, confirm we got it, prevent misuse, and see which ads and pages work (in aggregate). No law requires you to give it to us, but without a first name and email we can't pass on your enquiry.

We don't make decisions about you by automated means. The checker is a calculator that shows a general, indicative result.

Who we share it with

Address checks are sent to public WA Government map services (Landgate's SLIP) to look up your lot. They don't receive your name or contact details.

If you ask for help and tick the consent box, we share your contact details and the property with one licensed Perth surveyor and/or one Perth builder that we select. Which one depends on the goal you choose: a surveyor for subdividing to sell or for general questions, a builder for a granny flat, or one of each if you want to subdivide and build. We choose a single business of each type for each enquiry and never send it to a list. They may contact you by phone, SMS or email about that property, and handle your information under their own privacy policy once they receive it. They may pay us a referral fee for the introduction. We don't sell your information, and you can tell them, or us, to stop contacting you at any time.

Service providers that host the site, store enquiries and send email for us, only to provide those services: Vercel (website hosting, USA), Supabase (enquiry database, USA) and Resend (email, USA). If we advertise on Google, our pages may load Google's advertising tag, which uses cookies to measure whether an ad led to an enquiry.

Overseas handling

Nebula Ventures LLC is based in the United States, and we hold enquiries in the United States using the service providers above, under their contract terms, which limit what they can do with your information. The surveyor or builder we pass your enquiry to is in Perth.

How long we keep it

Enquiries are kept for up to 24 months, then deleted. You can ask us to delete them sooner. Access is limited to the people who need it. If a data breach is likely to cause you serious harm, we'll tell you and the OAIC.

Access, correction and complaints

To access or correct your information, withdraw consent, or make a complaint, email hello@cansubdivide.com. It's free. We'll look into it and reply within 30 days with what we found and what we'll do. If you're not satisfied with our response you can contact the Office of the Australian Information Commissioner at oaic.gov.au.
